Landscaping for resale value in Boise, Nampa, Meridian, and Eagle, Idaho


In the landscaping business, we often get calls from people who are getting ready to put their house on the market.  Sometimes they just need consistent lawn mowing and fertilization to attract potential buyers.  But many don’t realize the value that landscaping can add to their bottom line.  It’s estimated that having a well landscaped yard can increase the value of your home by upwards of 20%. 

If you are looking to increase the curb appeal of your home, it can be overwhelming, but first impressions count.  As you look at your outdoor space, the first thing you want to do is ensure that your yard is at least neat and orderly.  This means removing anything dead such as dead leaves or branches and deadheading your flowers.  Mow, rake, and trim your yard consistently until the closing papers have been signed.  If you aren’t able to keep up because of busyness or because you’ve been relocated, consider hiring out your lawn maintenance.

If you have the budget to make some changes to the landscaping there are some changes that will add more value than others.  Here are some great ideas for sprucing up your outdoor space:

Flower beds and containers:  Unless your selling you home in the dead of winter, add some color to your landscape by adding beautiful seasonal flowers.  Containers placed near entryways or along patios and driveways will add a pop of color as well as draw interest.  If you have existing flower beds make sure that the plants look healthy and maintained.  Adding fresh mulch to your beds is also a good way to add value on a small budget.  Going the extra step and labeling your vegetation or providing a catalog with care instructions could make a huge impact on a buyer.

 

Trees and shrubs:  Regardless of the time of year, make sure that existing trees and shrubs are shaped and pruned.  You may also consider planting some trees or shrubs especially if your yard looks barren in comparison to neighbors.  Shade trees and natural windbreaks can add a lot of value to a property.

Water features and Irrigation:  If you have water features make sure they are functioning and the water is Chrystal clear.  A water feature with visible algae can be an instant turnoff.  Repair leaky faucets and any issues you may have with your sprinklers or irrigation.  Providing information on your current sprinkler settings and watering schedule is a great asset to any potential buyer.


Hardscapes:  Fixing any cracks or issues with existing hardscapes such as driveways and patio's is going to definitely improve the way your home is viewed.  You can also add decorative stone, tile, or wood to your landscaping to catch the eye.  Adding a walkway to the front door could make a tremendous difference in that important first impression.


Lighting:  Consider how your home looks at night as well as during the day.  There are many ways that you can use landscape lighting to add value to your home.  You could consider adding lanterns along walls near porches or patios or along pathways.  You could also add some spotlights that highlight focal points in your yard or unique architecture features of your home.


Retaining Walls and Terraces:  If your yard has much of a slope, you might consider ways to make the landscaping more usable and easy to care for.  There are many options available to create a beautiful terraced landscape. 


If done properly, landscaping can add thousands of dollars to the value of your property.  One of the great things about landscaping is that it adds immediate value to a home but will also increase the value of the property as the years go by.  So whether you are thinking of selling your home this summer or a few years down the road, landscaping is an investment you won’t regret.
